Electrical Testing & EICR Inspections for Homeowners & Landlords

EICR inspections for homeowners and landlords. We carry out the inspection, handle any remedial work, and issue the certificate. Electrical safety inspections are required for rented properties under current private rented sector regulations

An EICR, Electrical Installation Condition Report, is a thorough inspection and test of the fixed wiring, sockets, switches, fuseboard, earthing, and bonding in a property. It checks whether the electrical installation is safe and identifies anything that does not meet current standards. Think of it as an MOT for your home's electrics.

For landlords, an EICR is a legal requirement. For homeowners, it is strongly recommended every 10 years, or when you buy a property, after a major renovation, or if you have any concerns about the condition of your wiring.

We carry out EICRs regularly across Hampshire and Surrey for both private landlords and homeowners, and we can usually book you in within 1–2 weeks.

Landlords – It Is the Law

Electrical safety inspections are required for rented properties under current private rented sector regulations.

The requirements are clear, and the penalties for non-compliance are severe:

  • An EICR must be carried out before the start of a new tenancy – you cannot legally let a property without a valid report
  • The report must be renewed at least every 5 years, or sooner if the previous report specifies an earlier re-inspection date
  • A copy must be provided to new tenants before they move in and to existing tenants within 28 days of the inspection
  • A copy must be provided to the local authority within 7 days if they request it
  • Any C1 (danger present) or C2 (potentially dangerous) issues must be remedied within 28 days, or within the timescale specified by the inspector, whichever is shorter
  • Failure to comply can result in fines of up to £30,000 per breach, and local authorities have the power to arrange remedial work themselves and charge the cost back to the landlord

If you manage multiple rental properties, we can carry out inspections across your portfolio on a rolling schedule so you never fall out of compliance. We also carry out the remedial work if any C1 or C2 issues are found, so you have one point of contact for the entire process.

Homeowners – When Should You Get an EICR?

An EICR is recommended for homeowners every 10 years, but there are several situations where you should arrange one sooner:

  • Buying a property – a solicitor’s survey does not cover the electrical installation in any detail. An EICR will tell you whether the wiring is safe and whether any work is needed before you move in.
  • After a major renovation – if work has been done by a previous owner or a builder who may not have been a registered electrician, an EICR will confirm whether it was done correctly.
  • If your property is more than 25 years old and has never been inspected – older wiring can deteriorate without any visible signs until something goes wrong.
  • If you have noticed any warning signs – frequent tripping, warm sockets, flickering lights, a burning smell, or any other electrical symptom.
  • Before letting a property – if you are planning to rent out your home, you will need a valid EICR before the tenancy begins.

What the Inspection Involves

An EICR typically takes 2–4 hours for a standard 3-bedroom house. Our electrician will systematically inspect and test every part of the fixed electrical installation:

  • Consumer unit inspection – checking the condition, labelling, and compliance of your fuseboard. We check every breaker and RCD for correct operation and trip times.
  • Circuit testing – each circuit is individually tested for continuity (are the cables intact), insulation resistance (is the insulation still effective), and earth fault loop impedance (will the protective devices operate quickly enough in a fault condition).
  • Socket and switch inspection – we check every accessible socket and switch for physical condition, correct polarity, and secure connections.
  • Earthing and bonding verification – the earthing system and supplementary bonding to gas pipes, water pipes, and other metalwork is checked for continuity and adequacy.
  • RCD testing – if your board has RCDs, we test them at multiple current levels to confirm they trip within the required time limits. This is the most critical safety test in the inspection.
